Code Enforcement & Planning
Ryan Smith is our Code Enforcement Officer. He is also our Building Inspector, Plumbing Inspector, Health Officer, and Administrative Assistant to the Planning and Zoning Board of Appeals. He is the person that enforces the Mechanic Falls Zoning and Land Use Ordinance, Shoreland Zoning, Floodplain Management, the National Fire Protection's Life Safety Code, the Maine State Plumbing Code, the Maine Subsurface Wastewater Disposal Rules and any Maine State Laws pertaining to land use.
Call ahead at 345-2221 or email rsmith@mechanicfalls.org before doing any building or structural repairs, internal or external plumbing, or before opening any type of business. Ryan has access to a wealth of information and is a valuable resource to citizens with questions. A call ahead of time saves a lot of headaches after the fact!

Fillable Building Permit Application
Building Permits are required whenever:
- structural improvements, alterations, or renovations are taking place and those structural changes are valued at $1,000.00 or more -or-
- the area affected is 100 square feet or greater
Fillable Plumbing Permit Application
Plumbing permits are required any time substantial modifications are made to your plumbing system. If your not sure your plumbing project needs a permit, call the Town Office. Fines may be assessed if work has begun without the appropriate permit. Plumbing permit applications are a standard form provided by the State of Maine.

Obtaining a Driveway Opening Permit
A driveway opening permit is required any time a new opening is made from a piece of property that will access a public TOWN road.
If you are creating an opening on a STATE road, you must first obtain a permit from the Department of Transportation. Once a State permit is obtained a copy needs to be submitted to the Town Office for the property file. A Town permit is not required on a State road.
The driveway permit is required to determine if there will be accessibility issues, such as too many driveways too close together, or a new driveway creates a hazard due to inadequate visibility. You should also know that you may be required to supply a culvert to assist with drainage and the first three feet of your driveway is required to be paved, if the driveway opening enters onto an existing paved road.
